Non-Qualified Mortgage (Non-QM) Loans

What Is a Non-Qualified Mortgage?

A Non-Qualified Mortgage (Non-QM) is a loan option designed for borrowers whose financial profiles do not fit traditional Qualified Mortgage (QM) guidelines. These loans use alternative methods to evaluate income, assets, or property performance, while still following underwriting and ability-to-repay requirements.

Non-QM loans are not subprime loans. They are intended for borrowers with non-traditional income or financial structures.

Non-QM Loan Options

DSCR Loans


Debt Service Coverage Ratio (DSCR) loans are designed for investment properties. Qualification focuses on the property’s rental income compared to its expenses rather than the borrower’s personal income.


1099 Loans


1099 loans are designed for borrowers who receive income reported on IRS Form 1099. Income may be evaluated using alternative documentation instead of traditional pay stubs.


Self-Employed Loans

2-1 Buydown


A 2-1 buydown is a loan structure that provides a temporary interest rate reduction during the first two years of the loan before adjusting to the permanent rate.
