What Is a VA Loan?

 A VA loan is a home loan program backed by the U.S. Department of Veterans Affairs and available to eligible veterans, active-duty service members, and certain surviving spouses. VA loans are intended for primary residences and are subject to VA and lender guidelines.

Common Ways VA Benefits Are Reused


  • Selling the previous home and paying off the VA loan, which may restore full entitlement 
  • Refinancing into a non-VA loan, allowing entitlement to be restored 
  • Using remaining entitlement to purchase another primary residence, subject to VA guidelines


Occupancy Requirement 


Each VA loan must be used for a primary residence. Borrowers must certify intent to occupy the home as their primary residence within the timeframe required by VA guidelines.
